I am deeply disappointed with the service and lack of response from JPS Trust but I see as a concerned person sharing a flat it would appear to be normal not to receive a reply unless the agent or owner communicates. We are new to the complex, and upon my daughters car being stolen in the week – SECOND ONE in less than 10 days, a reply / acknowledgement of email would be nice. Stolen from across the road not in the actual complex. In addition I also have highlighted the fact that the pedestrian gate does not work. I have also requested for the camera footage of the carpark across the road to see the people stealing the car. Bent/bashed poles of the carports. A property management company has a duty to safeguard tenants and maintain facilities; they are paid to safeguard both the property and the tenants’ interests — ignoring theft/s of a vehicle and broken infrastructure undermines that duty. What are our next steps - formal complaint to JPS Trust’s senior management, raise the matter with the body corporate trustee’s, approach CSOS.
If efficiency were water, this body corporate would still be waiting for the plumber… who needs three quotes… and trustee approval… scheduled for 2029. Communication is handled exclusively via telepathy, because emails vanish into the same black hole as accountability. Decisions are made in mysterious meetings where logic is politely asked to wait outside. Maintenance is treated like folklore ;often spoken about, never actually seen. Problems are “noted,” “escalated,” and “taken under advisement,” which appears to be corporate code for absolutely nothing will happen. Rules are applied with artisanal inconsistency: flexible enough to bend, firm enough to trip over, and always enforced selectively;like a fine wine paired with confusion. On the bright side, patience, resilience, and a dark sense of humor are developed rapidly. Personal growth through administrative suffering. Character-building, really. Would recommend if you enjoy suspense, interpretive governance, and the thrill of never knowing whether today is the day something gets fixed. 🎭
Unfortunately, Google Reviews does not provide a zero-star option — a tragic oversight in this case. I find myself struggling to adequately articulate the level of frustration, disappointment, and irritation experienced in my dealings with JPS. Their ongoing failure to perform basic administrative functions, address maintenance matters, or maintain professional neutrality has been nothing short of remarkable… in the worst possible way. They have, on more than one occasion, made blatantly false allegations of illegal dumping against me. Instead of handling the matter internally with a shred of professionalism or due process, they rushed off to CSOS and managed to lose Still awaiting my apology. More recently, they attempted to hold me financially responsible for a common property pipe. To date, they have been unable to produce an invoice, a detailed report, or even a Certificate of Compliance. One can’t help but ask: Do you actually possess a valid Fidelity Fund Certificate? Or is that also pending since 2014? Having spent many years in property management and previously working alongside the highly respected late Eldie Gerber (a giant in the sectional title industry), I can confidently say: when clients asked who the managing agent was, and the answer was JPS, they didn’t ask follow-up questions — they just ran. For the sake of fairness, here’s my professional assessment: Levy collection: A+ Application of those levies: F- Owner relations: F- Maintenance: F- Problem resolution: F- Dispute resolution: F- The alarming tendency to take matters personally instead of professionally only worsens an already toxic dynamic. I am currently on the verge of instituting legal action due to excessive allegations while still awaiting a second CSOS hearing — as JPS appears to believe they can forcibly open service shafts inside private units, damage property, and shift the repair bill onto the owner. An interpretation of law that seems imaginative at best. In summary: Grand opinions. Minimal ability. Maximum ego. A truly spectacular example of how not to manage a sectional title scheme. I am writing to formally address a critical concern regarding the Body Corporate's claim that it will not assist tenants, stating that tenants have no rights, and its apparent failure to adhere to proper protocol in handling complaints. As a tenant, I have made several good-faith efforts to address and resolve issues impacting my living environment. These efforts were met with dismissive responses and an outright refusal to engage further, under the assertion that the Body Corporate has no obligation to assist tenants. This stance is deeply concerning and appears to be an attempt to deflect from procedural shortcomings. Key Issues: Refusal to Assist Tenants: While I understand that the Body Corporate’s primary relationship is with unit owners, tenants have the right to live in a respectful and fair environment. The outright dismissal of tenant concerns is both unprofessional and unethical. Failure to Follow Protocol: The lack of acknowledgment and transparent handling of noise complaints and other issues indicates a failure to adhere to proper protocol. This raises questions about the Body Corporate’s commitment to impartiality and due process. Perception of Victimization: The handling of these matters, coupled with dismissive communication, has fostered a sense of unfair targeting, which cannot be ignored. My Expectations: Clarification of Rights: A detailed explanation of how tenant concerns are to be addressed under current regulations. Evidence of Protocol Compliance: Proof that proper steps were followed in the handling of the complaints made against my unit. Commitment to Fair Treatment: Assurance that tenants will not be dismissed outright and that complaints will be handled impartially.
Allow plumbers into your property without permission or authorization. Refuse to take any responsibility for not contacting you about service providers billing for services that shouldn’t have taken place. Refuse to apologize for their mistakes. Edit based on company response: I was horrified that I was charged for something that I knew nothing about. My geyser has been off for months and therefore could not be making any noise in the roof. The chair was not authorised to enter the property without first contacting me and all access has now been revoked. As I said to Lettie, common curtesy would have been to notify me before the fact! JPS trust were aware that the plumber was onsite and that access to my property had been given without my permission.
I rented through JPS Trust for a year, Annamarie Wilson helped me through the entire process and was a valuable contact throughout the year. We had many challenges, severe weather caused a tree to crash through our roof, a tap broke and we couldn't figure out how to turn off the water, our geyser was on the verge of bursting, and many other things around the house needed attention at different times. Annamarie was very helpful and responsive to our emails and always sent out help promptly, everything was fixed quickly and the house was ultimately a lovely place to stay because of that!
My experience with my agent Irma at Jps trust was exceptional. Through the years I rented my place my agent was always willing to assist with any problems I had, she was efficient, informative and answered emails and calls in a timely fashion. Very pleased with my experience, would recommend.
We have dealt with JPS Trust over the past 7 years and have found their services professional, friendly and prompt. Mildred Hayward, our Portfolio Manager, deserves a special mention. Not only does she go the extra mile when faced with the many and varied issues that arise in an apartment building, her experience, knowledge and willingness to problem solve can always be relied upon.
I am so appreciative of the service that I have received from Jacqueline Coetzee at JPS Trust. She was only temporarily managing the properties I own on and off over the last few years and wish she was doing this permanently - she is just one of those people you can message after-hours and she will make a plan... there are very few of these people around these days.... nothing is an issue and she will always pass info onto the current managing agent so as not to delay a repair etc.
I rented from JPS in 2024 and let me just say they have been less than ideal, my personal experience is that they don’t care about health hazards to their renters and when it comes to maintenance issues they essentially told me I am on my own. I am 22 years old and it took my dad flying down and speaking to them in person for them to fix my geyeser as the water coming out of my shower head and bathroom tap was brown! Also they did the moving in inspection without me present, as if that was not enough, I had to have photo evidence of the things that were wrong, like paint damage and nails in the wall, to protect my deposit as I was not informed when there would be an inspection and I was told that upon their inspection there was “nothing wrong” and all walls, pipes and appliances were “in perfect condition”. I will not hold it against them but my advise would be to cover yourself when renting from them.
